Square footage and construction type get you a reasonable starting estimate, but a proper wireless site survey (physically testing signal strength and interference across the actual space) is what turns that estimate into a real deployment plan. It catches the things a floor plan doesn't show: a break room microwave that interferes with a nearby access point, an elevator shaft that blocks signal to one wing, a spot where three different neighboring businesses' networks are all competing for the same channel.
